Allegro Wins ‘Most Innovative Design’ in Delta Associates’ Industry Awards Program

Allegro Apartments has been selected as the winning property for Delta Associates’ 13th Annual Apartment and Condominium Industry Awards for Excellence in the category of “Most Innovative Design - Mid-Atlantic: 2009.” Allegro, a new residential community featuring two private interior courtyards surrounded by five floors of cosmopolitan-inspired residences, is located in Columbia Heights.

Jeremy N. Rubenstein, president of developer Metro Properties, received the award this morning during Delta Associates’ Market Outlook Presentation and Awards Ceremony held in Bethesda. Also on hand to receive the award were representatives from award-winning Washington, D.C. architects Eric Colbert & Associates and Kettler, one of the top multifamily housing developers in the nation, which is handling Allegro’s leasing and property management.

Allegro features striking exterior architecture that resembles a musical score, as well as two large landscaped interior courtyards with water features, open green spaces and seating areas that serve as private mini-parks within the city. Harkins Builders’ wholly-owned subsidiary, Marriottsville Construction, LLC, was the general contractor.

The Delta Associates award is the latest in a series of successes for Allegro, which held its grand opening in late April 2009 and already has leased 163 out of 297 units, for a closing rate of 55 percent, which is exceptional for a new luxury apartment complex just getting underway in a challenging economy.

For the past 12 years Delta Associates’ Multifamily Practice Group has recognized outstanding multifamily projects in the Mid-Atlantic, with its “Multifamily Awards” for Excellence program. Awards are given for apartment and condominium projects in the Washington, Baltimore and Philadelphia metropolitan areas. Candidates reviewed by the Delta Associates team are judged on a variety attributes including location, price, absorption pace, design, and marketing. Awards are given for unique approaches to development such as adaptive reuse, design innovation, community impact, and overall excellence for their product type.
