KSI Commences Rezoning for Greektown Project
Company plans more than 1,000 homes and a downtown park in Southeast Baltimore
April 11, 2006
KSI Services Inc. announced today that it has begun rezoning efforts on 14-acres of industrial land in Baltimore’s Greektown neighborhood with the intent of revitalizing one of Baltimore’s classic neighborhoods with upscale residential condominiums and townhomes.
KSI’s Baltimore-based team is overseeing the application and working with city officials to develop a plan that meets Baltimore’s redevelopment goals. The $200 million Greektown development calls for as many as 1,085 residential units on land that is currently being used as a trucking terminal.
“We are fully committed to downtown Baltimore and believe the city is brimming with potential,” said Robert C. Kettler, founder and chairman of the Vienna, Va.-based developer. “We are excited by strengthening economic conditions including job growth, gains in wealth and stabilizing population. The trends bode well for the city and confirm our belief that Baltimore is a key location for future growth of KSI.”
KSI’s Greektown project features two, 23-story high-rise condominiums, two 14-story condominium and apartment units, and four-story “stacked” townhouses laid out around a large formal park. KSI’s high-rise homes will offer sweeping views of Baltimore’s Inner Harbor, skyline and the Chesapeake Bay.
“It is an exceptional setting with fabulous vistas,” said Christopher LoPiano, KSI’s Project Executive.
LoPiano said the park will become a focal point for residents to socialize, relax and enjoy the views. “Green space is an important element in every neighborhood,” LoPiano said. “It helps connect the community and offers residents a haven from the bustle of everyday life.”
In addition to the park, KSI will build a community retail center with shops and stores that include a dry cleaner and eateries that residents and neighbors can easily walk to. The project’s location is ideal -- just an eighth-of-a-mile from I-895 and a short walk from Canton and the Inner Harbor.
KSI’s Greektown community will fit in seamlessly with the established neighborhood, a close-knit section of the city known for its rich Greek tradition. In this section of southeast Baltimore it is not uncommon to hear Greek spoken on the streets or in any number of the locally owned establishments.
“We see a spectacular project taking shape,” Mr. Kettler said. “Not only will it add to Baltimore’s charm, but we hope it helps, in some small way, to fuel the city’s economic expansion.”
