KSI Services, Inc. Receives Unanimous Approval for Phase II of Metropolitan Park
Phase II to include new luxury high-rise, three new county roads and 2-1/2 acre park

KSI Services, Inc., a leading developer of residential and commercial properties in the Washington, DC, metropolitan area, announced today that it has received unanimous approval from the Arlington County Board to build the second high rise apartment building at Metropolitan Park.
Two Metropolitan Park is the second of an eight-phase project designed for KSI Services by world renowned architect, Robert A. M. Stern. The project encompasses 16 acres in the Pentagon City area of Arlington County. This phase will also include the beginning of what will be a 2-½ acre park and three new county roads. Formerly the site of several old warehouses, Metropolitan Park will ultimately contain 3,200 new luxury apartments and 100,000 square feet of new ground floor retail space, symbolizing the Pentagon City master plan to transform this industrial suburb to a high-rise, high-density mixed-use community with its own unique character.
Two Metropolitan Park will be an 18-story building with 300 luxury rental homes and 8,100 square feet of ground floor retail space. One Metropolitan Park, the first 18-story building in the project, will open in June 2007 with 399 luxury rental homes and more than 11,000 square feet of ground floor retail space. Wachovia Bank has already made a commitment to 3,500 square feet of the retail space.

KSI partnered with global architect HOK (Hellmuth, Obata and Kassabaum) for overall design of Two Metropolitan Park. Cleveland-based national architect Dorsky, Hodgson, Parrish and Yue serves as production architect.

KSI expects to begin construction on Two Metropolitan Park in the first quarter of 2007.
