Kettler to Deliver More than 2,000 Multifamily Units in the D.C. Area in 2007

On track to deliver more than 2,000 multifamily housing units by year’s end, one of the Washington, D.C. area’s largest developers is revitalizing the market with condominiums and apartments designed by world-class architects and interior designers.
Virginia-based Kettler has delivered 1,449 multifamily housing units to the market year to date, and will complete another 641 units by year-end. Approximately two-thirds are condominiums and the rest are ultra-luxury high rise apartments in signature towers.
“The D.C. metro area, from Maryland to Virginia, sees steady growth each year,” said John Chappelear, senior vice president of multifamily and condo operations for Kettler. “Our properties appeal to buyers and renters because of our insistence on the best: the best architecture and design, the best amenities, and the best locations for active urban lifestyles.”
With locations throughout metropolitan Washington and sales prices ranging from $300,000 to over $1,500,000, and rental rates ranging from $900 to nearly $7,000 a month, Kettler condominiums and apartments offer spacious floor plans and a robust array of services and amenities, including connection cafes, VIPdesk, sports clubs, commissioned artwork, and demonstration kitchens. At every Kettler property, residents enjoy a variety of recreational and leisure pursuits close to home.
Kettler’s two Maryland condominium communities, Midtown Bethesda North and Midtown Largo Station, are built adjacent to metro stations. Midtown Bethesda North is located two blocks from the Twinbrook metro station in Montgomery County. The 230 unit, 20 stories high-rise condominium building is just an elevator ride to shopping and dining. ForrestPerkins, the internationally known interior design firm which represents grand hotels around the world like the Four Seasons, Ritz-Carlton and St. Regis, has designed all the common areas at Midtown Bethesda North. The community offers a dynamic lobby amenity floor featuring a cyber café, theater, sports club, and guest suite. The 20th floor rooftop amenity area includes a pool and spa, entertainment room with demonstration kitchen and a summer kitchen. Residents began moving in May.
Midtown Largo Station is the area’s first and only brand-new condominium community. It is located at the Largo metro station, as well as the Boulevard at the Capital Centre, which features popular shops and boutiques and an array of restaurants. Amenities at Midtown Largo range from an indoor basketball court to a stylish residents’ lounge for entertaining. WDG Interior Architecture provided interior architecture and design services for Midtown Largo, creating modern and sleek community areas unique to the region. Two-story clubhouse amenities include a sports center, indoor basketball sport court, clubroom and a theatre. Later this year, Kettler will complete construction of 242 upscale condominiums.
In Virginia, Midtown Alexandria Station, a 368-unit high-rise tower creates an all-access location, situated adjacent to the Huntington metro station, two blocks from I-495, two metro stops from Old Town and approximately 15 minutes from District. The property reports $150 million in sales with 100% delivery expected this fall. A resort-inspired amenity level has been created for residents and includes an enormous sundeck with a pool, waterfall and spa, grill area, tiki-bar, and a state-of-the art sports center.
Midtown Reston Town Center consists of twin 21-story towers with a total of 293 condominiums. Midtown is the only residential high-rise community overlooking the shops, restaurants and park and fountain at Reston Town Square. ForrestPerkins has designed the common areas for this unique living experience. Midtown Reston has also commissioned local, original artwork for dramatic affect.
Midtown North, Kettler’s highest end community, is also located in Reston Town Center. Each Midtown North home contains lavish features and finishes, including Viking, Miele and Sub-Zero appliances in select homes, chef caliber kitchens and spa-inspired bathrooms. Midtown North will deliver 78 units by the end of this year.
In the trendy Shirlington neighborhood of Arlington, Kettler is in the midst of a complete gut renovation and conversion of an existing apartment community into 528 brand-new condominium homes. Homes feature 42" Bruce® cabinetry, Granite countertops, GE® stainless steel appliances featuring gas cooking, Hansgrohe® kitchen faucet, extra deep stainless sink, Bruce® hardwood floors throughout and custom built-in walk-in closets. Club West, the resident clubhouse includes a fitness club, business center, library with coffee bar, sports pub and billiards room, multi-media private screening room, great room with terrace overlooking pool, and summer kitchen. Additional onsite amenities include the largest swimming pool in Arlington County with new sundeck and baby pool, a 24/7 concierge service provided by VIPdesk® and putting green. West Village of Shirlington is minutes from downtown D.C. and convenient to restaurants, shops, jogging and bike trails.
Along with its condo projects, Kettler also is responding to the Washington area’s high demand for rental apartments. Earlier this year, it unveiled 288 units at The Metropolitan at Reston Town Center, a 21-story high-rise overlooking the shopping, dining and entertainment district in Reston.
In 2007, Kettler will deliver the first of 399 units at The Metropolitan Park in The Gramercy building. This stunning postmodern building was designed by award-winning architect Robert A.M. Stern and is the first phase of one of Kettler’s most ambitious rental project, Metropolitan Park. Set on 16 acres in Pentagon City, Metropolitan Park will ultimately have eight phases and nearly 3,000 rental homes.
