Piedmont
Overview
- Kettler began assembling Piedmont’s 1,400 acre 2,400 unit planned community in the late 1990’s when it determined a market changing community would be successful west of Fairfax County’s I-66 corridor.
- Kettler worked with local officials to approve the first gated, highly amenitized private golf club in PW County which quickly enabled Piedmont to become the Washington DC Community of the Year award by the DC Home Builders Association.
- Kettler utilized its strategy and relationships with area builders to sell multiple product types concurrently. The strategy achieved the fastest sales pace of any community in the Washington Dc market enabling a 2,400 unit sell-out in 5 years.
- Kettler’s market analysis of the customer led the design , planning, amenities and market strategy to create a vibrant 21st century community connected by a state of the art community center, country club, walking trails and a first of its kind fiber optic network to all homes.
- Kettle’s country club development experience incorporated a Tom Fazio Signature golf course throughout the community enabling maximum lot premiums to be achieved. The country club includes a 20,000 square foot clubhouse, pools, tennis courts and banquet facilities and sold to ClubCorp who as a long standing relationship with Kettler.
- Piedmont successfully transformed an entire section of PW County improving home values, schools, public services and retail options. Follow on communities in the county, while successful, never matched the sales pace or prices of Piedmont.
