The V at City Vista
Overview
The V at City Vista is a 244 unit building part of the CityVista award winning residential plan. The CityVista is a public-private partnership mixed-use development in Mount Vernon Triangle. Kettler was awarded the third party management in October 2008 at the beginning of the community lease-up. Kettler deployed its experienced construction team to inspect, punch out and accept all of the units on behalf of the Owner from the general contractor.
Kettler worked collectively with Lowe Enterprises (the Owner) to develop the business plan to assure the rent, budget, unit models, marketing material and marketing plan exceeded all of the Owners operational expectations. Kettler reached the owners very aggressive goal to be 95% leased in less than 12 months at a pace 65% faster than originally forecasted while maintainig rents within 2% of Kettler’s first rent projections.
Kettler Management partnered with retail owner Edens & Avant to manage the 117,000 SF of retail which includes an Urban Lifestyle Safeway, Busboys and Poets, 5th Street Hardware, Chevy Chase Bank, Results Gym, Kushi, and Taylor Gourmet.
