KETTLER has been able to successfully underwrite investments using the knowledge of development costs, operating costs, market rents and investor return parameters. Our in-house acquisitions team arranges for financing sources, negotiates contracts and conducts due diligence prior to closing. The team continues to be successful in recapitalization of properties within our existing portfolio with new debt and/or equity as well as successfully facilitating the disposition process for properties listed for sale.

|Geographic Focus:||Mid-Atlantic, Northeast and Southeast regions, and other areas opportunistically|
|Market Selection Criteria:||Primary and secondary markets are selected opportunistically based on asset availability within geographic focus. Most favorable markets will feature strong population and employment growth characteristics. Transit-oriented and/or in path of growth.|
|Site Selection Criteria:||Infill, high barrier-to-entry locations are preferred. Proximity to demand generators. For urban projects, proximity to mass transit is preferred.Strong visibility and convenient access to major thoroughfares.|
|Asset Size:||100 units - no maximum; large portfolios or large phased development projects preferred|
|Target Deal Size:||Existing Properties - $10,000,000 minimum - no maximum; Land – dependent on land area|
