KETTLER Wins Best Developer of the Year at NAIOP Tampa's 2025 Best of the Best Awards

KETTLER is proud to announce that we have been recognized by NAIOP as Best Developer of the Year at their 2025 Best of the Best Awards for our development efforts in the Tampa Bay Region.

“This award is a testament to the incredible work our team has done so far in redeveloping the Gasworx district, and we look forward to continuing efforts that will add value to the lives of many in Tampa,” said Cindy Fisher, President.

In 2025, we made significant progress on the Gasworx redevelopment project in Ybor City. With a vision to create stronger connectivity between historic Ybor City and downtown Tampa, KETTLER, in partnership with local developer Darryl Shaw, celebrated the topping out of The Stevedore, a 390-unit apartment community, as well as the district’s 100,000 square-foot Class A office tower.

We also strengthened the project’s financial foundation by entering into a strategic partnership with PPF Group, which provided a $182 million loan to support the continued development of Gasworx.

“We have been intentional about our growth in the Tampa Bay region,” said James Nozar, President of Development at KETTLER. “Over the last 10 years, Tampa has seen unprecedented growth, and our increased development activity in the region reflects that momentum.”

Our work in the region was also recognized in 2025 by the Ybor City Chamber of Commerce, which honored KETTLER with the Business Impact Award at its 59th Awards Gala for the Gasworx project.

This momentum has continued to build in 2026. Earlier this year, KETTLER partnered with ARK Ellison Horus to establish a master developer platform focused on redeveloping the historic Gas Plant District in St. Petersburg. In the months ahead, Gasworx will mark the grand opening of The Stevedore and the office tower, while construction progresses on additional multifamily communities, including The Olivette and The Luisa. The district marketplace will also soon be named, with leasing announcements expected to follow.

KETTLER Names Damian Presiga Senior Vice President of Development

KETTLER, a nationally recognized real estate investor, developer and property management company, announced today that Damian Presiga has joined the firm as Senior Vice President of Development. In this role, he will help lead the next phase of Gasworx, one of the nation’s most ambitious urban redevelopment projects, working closely with James Nozar, KETTLER’s recently appointed President of Development.

Presiga brings more than 20 years of design-driven development experience, with a background delivering large-scale, mixed-used projects. His hire reflects KETTLER’s broader strategic shift as the company continues building a high-caliber platform and team to support nationwide projects.

“KETTLER is in the midst of a transformational period as we grow our development division and take on long-term projects that will help shape and improve communities,” said Cindy Fisher, president of KETTLER. “Damian’s leadership and ties to the community make him an exceptional fit for the team. His skillset will strengthen our strategy in Florida, and his on-the-ground presence at Gasworx will be invaluable to the success of the district.”

Presiga joins KETTLER from Strategic Property Partners (SPP), where he led the construction team and hotel developments for Water Street Tampa, while also co-leading SPP’s broader development team. A graduate of the University of North Florida with a degree in building construction management, Presiga has built a reputation for delivering complex mixed-use projects. He remains an active member of the community through the Hispanic Chamber of Commerce of Tampa Bay.

The opportunity to help lead the development of Gasworx, a 50-acre mixed-use district bridging Ybor City and downtown Tampa, drew Presiga to the role. The project includes new homes, retail, office, hospitality and public spaces, all designed to celebrate Ybor’s cultural legacy while creating a next-generation urban neighborhood.

“I’ve been fortunate to work on projects that have reshaped Tampa, and Gasworx has the bones of something truly special,” said Presiga. “You don’t reinvent places like Ybor, you build on the character that’s already there. It’s exciting to join a company that believes in Tampa’s future and is investing in it in a meaningful way.”

Presiga’s arrival comes as Graham Tyrrell, who has been instrumental in guiding Gasworx from concept into vertical construction, prepares to retire at the end of the year. Tyrrell will continue supporting KETTLER in a consulting role.

“Graham’s leadership and deep understanding of the Tampa market have put Gasworx on the right path, and we’re fortunate he’ll remain engaged as a trusted advisor,” said James Nozar, president of development. “Damian is stepping into a strong foundation thanks to Graham’s work, and his experience delivering complex urban projects makes him a tremendous addition to our team. Together, they’ve positioned us for continued success.”

As Nozar guides development strategy across KETTLER’s full portfolio, Presiga will take a hands-on leadership role at Gasworx and help shape the continued growth of projects across Florida.

Gasworx Development One Step Closer to Completion

HILLSBOROUGH COUNTY, Fla. — Developers broke ground on the Gasworx project a little over two years ago, and ABC Action News went beyond the fences to get an inside look at the progress being made.

Construction is underway on an ambitious project to revitalize Ybor City and reconnect parts of downtown Tampa.

The development, which spans 6 million square feet, is being built between Ybor City and the Channel District. It's a joint venture between Kettler and Darryl Shaw.

We spoke to Graham Tyrell with Kettler. He explained that the phase they are in now will be completed in about two years.

They already have one apartment complex finished and open to residents. They also recently topped out on a mixed-use building that will feature nearly 400 residential units, retail and parking.

“All in all, this is kind of the heart of the Gasworx community,” Tyrell said.

He explained that this current phase will bring 1,250 residential units, 100k square feet of office space and 105k square feet of retail.

This is a welcomed change for many businesses in Ybor City.

"This is exactly what we need," Felicia Seijas with Ybor City Tap House said.

She owns Ybor City Tap House and has seen the neighborhood undergo many changes over the past decade. Seijas is hopeful that Gasworx will bring fresh energy and new customers.

“I think it’s connecting several districts together, and it’s going to bring more and more people, which is good for all the local small business owners in the area," Seijas said.

Down the street at Ybor City Coffee and Tea, owner Jennifer Clark agrees. She admitted that change is hard, and she hopes Ybor City will maintain its unique culture despite its growth.

“I think there is enough culture here and enough history here and people here that want to preserve what we have. I believe that we will prevail,” Clark said.

Tyrell said they are committed to building on to the culture and tradition that exists in Ybor City.

Hawkins Press apartments help transform Charlotte's Industrial South End

Developers and city planners in Charlotte, North Carolina, credit the Lynx Blue Line, a 19-mile light rail line, and investments near the public transit system with the revitalization of the South End neighborhood.

One of those investments, the Hawkins Press apartment complex, was selected as the 2025 CoStar Impact Award for multifamily development of the year for Charlotte, as judged by an independent panel of local industry professionals.

Prior to the Lynx Blue Line's opening in 2007, Charlotte's South End was known as primarily an industrial district with factories along the railroad line.

The light rail line, however, helped stimulate a wave of commercial development, including apartments, retail and offices. Hawkins Press occupies a former industrial printing facility and is designed to pay homage to the South End's industrial heritage.

About the project: The 426-unit Hawkins Press is within walking distance of two stations on the Lynx Blue Line and features two outdoor courtyards with a pool, roof terrace, double-height lobby, fitness center and dog park. Kettler and Akridge were the developers.

What the judges said: "The industrial design that ties in with the history of the area really makes this project special," said Dillard Williams, senior director of leasing at Spectrum Cos.

Rajneet Kaur was recently promoted to Regional Operations Specialist Team - Area Manager! She started her career in Property Management in 2007 as a Customer Service Associate and worked her way up through every position on-site at national companies, Archstone and Greystar, before joining KETTLER as a Senior Property Manager in November of 2018. She quickly defined herself as a goal-oriented leader, successfully managing various assets, including lease-up, mixed-use, and value add communities, before being promoted to oversee the Floating Team in early 2020. Throughout her time managing the Floating Team, Rajneet has maximized her resources to meet the demands of our growing portfolio, excelled in training and developing the teams she's worked with, fostered strong relationships with key clients, and elevated standards and performance at every community she's touched. As a result of her successful leadership, Rajneet was awarded the Key Contributor Award in 2021, and we are very excited to have her leading the charge of our newly implemented Regional Operations Specialist Team to further elevate her leadership and the value she delivers throughout the organization.

Kris King was recently promoted to Senior Director of Transitions! Kris joined KETTLER in October 2015, and through his roles as Senior Community Manager of Acquisitions and Director of Transitions, he has added significant value and efficiency to the operations of Property Management. From onboarding new acquisitions and supervising the early iteration of the Regional Operations Specialist (ROSTER) Team, Kris developed an intricate level of operational process knowledge and defined himself as a results-driven problem solver.

In his role, he manages the onboarding and inter-departmental coordination for all new third-party Kettler acquisitions, new construction deliveries, and dispositions. In his tenure with the organization, Kris has quarterbacked the seamless transition of over 80 assets! He also leads our due diligence audits and, in collaboration with the Operations VP team, creates our new business development underwriting and presentations. In the past three years, he has been a critical contributor to securing new clients and third-party management opportunities. In his new role, Kris will oversee the Operations Manager position in the new business development effort.

Kris has over 15 years of management experience with a diversity of companies, including Archstone, Equity Residential, and Greystar. Before joining the property management industry, he earned a master's degree in International Affairs from Florida State University and had initial aspirations of a career in the diplomatic corps. His diplomatic skills have certainly come in handy and - combined with extensive experience, excellent communication, and tactical management execution - have earned him this next step in his career.

Theresa Scaperotto was recently promoted to General Manager of Highgate and Brentford at the Mile, the newest lease-up and phase II, both located in Tysons. Theresa joined Kettler in August 2020 as the Community Manager at Rivergate. With Theresa's experience and the incredible value she added to that asset, she was quickly recognized as a top-level performer and earned the opportunity to manage the high-profile lease-up Vyne at One Loudon. As expected, Theresa rose to the challenge and set multiple records with the Vyne team, including achieving the highest rents in Loudon County, all while making an experience for the residents of the building. Theresa also led the team in participating in the smart home program that Kettler launched at Vyne.

Before joining Kettler, Theresa spent time at various assets in different parts of Virginia, starting as a Leasing Consultant and working her way up to a Property Manager. Theresa brings over 13 years of property management and real estate experience as she worked with companies like Equity and Greystar. We are so glad to have Theresa at the helm of Highgate and Bretford, two high-profile properties!

Alexander (Alex) Dickson-Patrick was recently promoted to the Community Manager position at Vesta Parkside. Alex joined Kettler in December 2019 as the Assistant Community Manager of Avenue Grand, which won Lease-up property of the year in 2021. Alex added his exceptional value with his excellent leadership, customer service, and sales skillset, which earned him the 2021 MMHA Star Awards winner – Assistant Property Manager of the Year and the 2020 Kettler Regional Award winner – Assistant Community Manager of the Year. As Assistant Community Manager, Alex was selected to bring his excellence to another critical lease-up, Vesta Parkside, in October 2021. Once again, Alex brought his positive attitude, teamwork, diligence, and drive with him and played an intricate role in making this lease-up another success. As the Community Manager of this community, Alex is already exceeding the lease-up pace and creating a fantastic resident experience.

People on the Move: Announcing KETTLER Promotion of Tracy Fones to Vice President of Operations

Tracy Fones joined Kettler in July of 2018, and through his roles as Senior Regional Property Manager (RPM) and Area Vice President, he has added tremendous value to our operations. From supervising the floating team, developing RPMs, to directly overseeing high-profile, lease-up Community Managers, Tracy quickly defined himself as a goal-oriented leader. He consistently delivered outstanding results through his extensive industry and market knowledge and fostered great relationships with Kettler's platinum clients.

Prior to joining KETTLER, Tracy worked his way up through every position on site before advancing to more senior leadership roles over the last eight years. He brings over 20 years of property management experience, working with large, national REITS, such as Equity Residential, Riverstone, and Archstone, as well as smaller, local operators. Tracy's experience, solid track record, and extensive contributions to the organization have earned him this next step in his career.
