Gasworx Reaches New Heights with Topping-Out of Olivette

KETTLER today announced the topping-out of Olivette, the tallest and largest residential building in the current phase of construction at Gasworx. The milestone marks another major step forward in the transformation of Tampa’s historic Ybor City.

Moss Construction, serving as general contractor for Olivette, is playing a central role in delivering the 10-story, 376-home residential building, now a highly visible sign of continued progress across the 50-acre Gasworx development. Reaching this milestone just one year after vertical construction began on the site reflects the steady momentum taking shape across the district as multiple components of the project continue to rise simultaneously.

“Reaching the top of Olivette is a significant milestone for the Gasworx community,” said James Nozar, president of development at KETTLER. “Our partnership with Moss has been essential in maintaining the quality and coordination required to deliver a project of this scale and complexity. Together, we are introducing new homes, offices, retail space, supporting walkability and helping create a vibrant mixed-use environment that builds on Ybor City’s rich history.”

Located adjacent to the future 28,000-square-foot marketplace, Olivette will feature two expansive seventh-floor amenity courtyards designed to provide elevated gathering spaces for residents, along with more than 29,000 square feet of ground-floor retail that will contribute to the district’s walkable, street-level energy. The building will also include a structured garage with 481 parking spaces.

“Reaching the highest point of Olivette reflects the dedication and collaboration of hundreds of skilled professionals working toward a shared vision for Gasworx,” said Toby Manulak, senior vice president of Moss’ Mid-Florida Region, based in Tampa. “Delivering multiple buildings simultaneously requires careful planning, strong coordination and a deep commitment to safety and craftsmanship as we help shape the future of Ybor City.”

In addition to Olivette, Moss serves as the general contractor for the future marketplace and trophy office building within Gasworx.

Olivette’s name draws inspiration from a steamship in Henry Plant’s fleet that once connected Tampa to Havana. The vessel carried thousands of Cuban immigrants who helped establish Ybor City’s thriving cigar industry, shaping the cultural and economic foundation that continues to influence the neighborhood today.

Olivette was designed by S9 Architecture, in partnership with architect of record Smallwood, with interior design led by S9 and Bandura. Construction of Olivette is expected to be completed in 2027. Momentum Across Gasworx Olivette’s topping-out follows a series of significant construction milestones across the Gasworx district:

• The Stevedore: A 390-home residential community located near Olivette welcomed its first residents on April 1. • The Luisa: A 140-home residential building reached its highest point in March and remains on track for a spring 2027 completion. • Trophy Office: Work on the six-story Class A office building has shifted to interior buildout. The office will be anchored by Grow Financial and is scheduled for completion later this year. • Future Marketplace: Work continues to repurpose a historic warehouse into a destination marketplace. Gasworx plans to unveil its official name this summer. • Gasworx Park: A new city park will offer open lawn, tree-lined promenades, picnic areas and a cooling water feature. • 3rd Avenue Paseo: A newly constructed street between Olivette and the marketplace will feature outdoor dining on both sides and will close to vehicle traffic during peak pedestrian periods, linking the marketplace and Olivette.
